The turnaround playbook.

Squatters, deferred maintenance and non-paying tenants are what our team handles every day. This is the process on every building we take over.

01

Take control on day one

Our team takes over management at closing. We walk every unit, document conditions, secure vacant units and common areas, confirm insurance, and set up rent collection and resident communication.

02

Lawful recovery of units

Squatters and long-term non-payers are handled with counsel through the proper legal process, in full compliance with Oakland’s Just Cause and rent ordinances. Paying residents stay, with documented leases.

03

Life safety first

Life-safety items, roof and plumbing leaks, electrical, heat and hot water, pest control and open code items come first. That protects residents and the building.

04

Turnover and rehab

Unit turns (flooring, paint, fixtures, kitchens and baths), common areas and curb appeal. The scope is set after full access to the building.

05

Re-leasing

Renovated units go to screened market renters and to housing-program partners we already work with (OHA, HACA, ABODE, Hamilton Families).

06

Professional management

Ongoing in-house management: collections, preventive maintenance, utility bill-back where allowed, and expense control.

Why in-house management

No hand-off.

The owner controls leasing, collections and maintenance directly, so nothing waits on a third-party manager. Contractors, cleaners and maintenance staff already work across our East Bay buildings.

Track record, not theory
